Liberty Gutierrez

Regional Director

Liberty Gutierrez is a native to Orange County, CA.  In her 20 plus years’ experience in residential property management, she has worked for companies such as Frontier Investments, Jamboree Management, and Greenwood & McKenzie.  Liberty has a diverse background in Mobile Home Management, Conventional Apartment Communities, and Single-Family Residences.  She also specializes in repositioning properties, lease-up management, and is well versed in Los Angeles and Orange County sub-markets.  Liberty studied Business Management at Cal State Fullerton.

Lori Flannery

Regional Director

Lori Flannery joined Birtcher Anderson Davis in 2021 as regional director with our mobile home management division. Lori has more than 25 years of experience in all facets of residential and commercial property management, as both an asset and portfolio manager, to include multiple acquisitions and dispositions. Lori has been affiliated with IREM, NAA, and multiple local associations to include BOMA, over her tenure. Lori has been affiliated with top AMO organizations and companies with a national presence for most of her career. Lori is pursuing her CPM candidacy and holds a CA real estate license. In Lori’s spare time, she can be found cycling, power walking, or swimming.

Julie Treger

Regional Director

Julie Treger joined Birtcher Anderson & Davis in 2021. As a regional director, Julie is responsible for the oversight of day-to-day operations of approximately 3 million square feet of commercial Class A office and industrial assets in Orange County and San Diego. Julie utilizes a strategic and tactical approach to managing assets and driving net operating income. She has extensive experience managing physical assets through their entire lifecycle. She assists a team in all aspects of the administrative, financial, capital, and operations of the portfolio.


As a seasoned professional with over two decades of property operations and marketing experience, Julie has proficiency in retail, office, industrial, and life science real estate. Julie is known for outstanding customer service, maximizing operational excellence, and delivering financial performance. Julie joined Birtcher Anderson & Davis from Brixmor Property Group where she served as Vice President overseeing 16 million retail square footage equaling 120 retail centers and 2,000 tenants, with an operating budget of $40M.


Julie has a Bachelor of Science degree in Business Administration from San Diego State University and obtained her California Real Estate License in 1987. Julie went on to achieve her Certified Marketing Director and Certified Property Manager designations thereafter. Former client portfolios include Westfield, The Hahn Company, May Centers, Nuveen, DWS, NewMark Merrill Companies, The Baldwin Company, and United American Properties.


Julie’s passion for commercial real estate can be traced back to her college years where she watched Ernest Hahn develop and build the first super regional retail shopping centers in San Diego. Outside the office, Julie volunteers in the community as Vice President of the Foothills Community Board and is actively involved in the Humane Society, Chamber of Commerce, and San Diego State Business Alumni Association. In her free time, Julie enjoys running, biking, and traveling.

Alexandra Hernandez

Regional Director

Alexandra (Alex) Hernandez joined Birtcher Anderson & Davis in 2021. As Regional Director, Alex is responsible for managing a portfolio of mobile home parks throughout California and Oregon. Alex has 15 years of property management experience and holds a Manufactured-Housing Community Manager (MCM) certification. Prior to joining Birtcher Anderson & Davis, Alex was a Regional Property Manager for Newport Pacific Capital. Alex graduated from California State University, Fullerton with a Bachelor of Arts in Communication.

Alex Yun

Accounting Manager

Alex Yun joined Birtcher Anderson & Davis in 2021.  As an Accounting Manager, Alex is responsible for assisting/supervising operations for the property management accounting team.  Alex has 5 years of public accounting experience and over 7 years of commercial real estate experience, including retail and shopping centers, industrial spaces, residential, commercial, and mixed-use properties.  Alex holds a Bachelor of Science from University of California, Riverside and MBA from Plymouth State University.

Kristin Hilzinger

Director, Park Relations

Kristin Hilzinger is the Director of Park Relations with over 25 years’ experience in affordable housing community management. During her tenure, Kristin has paved her way from a temporary, part-time position to being a member of the executive team of the Caritas division. She specializes in mobile home properties and the development of communities. Kristin is committed to listening and fostering successful relationships with residents, staff, and government agencies. Kristin has lead management team workshops for over 16 years and continues to push the boundaries to improve business practices and promote the growth and prosperity of our community teams and residents. In 2020, she received a special recognition award from the Board of Directors of Caritas acknowledging her dedication, commitment and compassion for residents. Kristin has a life-long commitment to serve and is involved with several philanthropic projects including the San Rosa Plateau Ecological Society, City of Hope, and fundraising for Habitat for Humanity.

Dianne Randazzo


Dianne Randazzo joined Davis Partners in 1996.  As a Portfolio Controller for Birtcher Anderson & Davis, Dianne oversees all lease administration, accounting and client reporting requirements for a Commercial mixed-use portfolio. Dianne has been an integral part of several accounting and budgeting software conversions.  Dianne has over 30 year of commercial real estate experience including, property management, leasing, lease administration, accounting, budgeting and auditing.  Dianne obtained her CA DRE Real Estate License in 1995 and became a Broker in 2017.  She continued her education and become a WA Managing Broker in 2018.  In working with clients and staff Dianne strives to ensure that the client’s expectations are continually met or exceeded.

Lynda L. Bettini

Regional Property Manager, CPM

Lynda Bettini currently oversees the property management activities Nevada, and of the Birtcher Arizona, LLC portfolio in Arizona.

Bettini has been in the real estate industry since 1979, received the Certified Property Manager (CPM) designation, and holds her Arizona brokers license.  Having experience in office, industrial, retail and residential real estate, she has been involved in all forms of real estate management, accounting, leasing and tenant improvement construction.

Prior to relocating to Arizona, Bettini worked for Birtcher Anderson since 1989.  Based out of the California office, she was responsible for the property and asset management activities of several client portfolios including State Farm Insurance, Cigna Insurance, GMAC, local ownership groups and Birtcher Anderson owned properties.   Bettini has been married for over forty years.

Michele Howlin

Regional Director

Michele Howlin joined Davis Partners in 2005.  As a Regional Director, Michele oversees Property Management for over 3 million square feet of commercial assets in the Orange County and Inland Empire areas.  Michele enjoys the full-service approach of property management, including, leasing, construction and day-to-day oversite of the assets.

As a member of the commercial real estate industry since 1997, Michele has worked for owners such as Transpacific Development Company, Spieker Properties and Equity Office.

In her spare-time you can find Michele and her husband of 30 years watching their four boys play basketball at college, high school and junior high school.
